Miami Supertall Tower Cleared for Take-Off

Miami’s newest planned supertall tower has received Federal Aviation Administration approval to top out at 1,049 ft, the maximum height allowed for buildings in the city.

Located on a 2.5-acre site at 1201 Brickell Bay Drive, the planned 1.7-million-sq-ft mixed-use tower will serve as the headquarters for Citadel, a multinational hedge fund and financial services company led by financier Kenneth Griffin. Citadel is developing the property with New York-based Related Cos. The 62-story Foster + Partners-designed tower will contain more than 1.4 million sq ft of office space, a 212-room hotel occupying the upper levels, fine dining restaurants, ballroom and event space and other features, all topped by an illuminated crown and top-floor landscaped amenity deck.

Anchoring the tower will be five levels of below-grade and podium back-of-house space. Subsequent phases call for additional office space, residential units and parking facilities. A continuous public baywalk will be integrated along the eastern edge of the property.

Although construction is scheduled to begin later this year, according to local media, permitting reportedly is still underway and no contractor has been named. Citadel’s FAA application identified the need for three nearly 1,300-ft-tall tower cranes, reportedly the highest approved construction structures in Miami’s history. The cranes are to be installed this fall along the east, west and south sides of the property.

Other announced members of the project team include AAI Architects, P.C., architect of record; Thornton Tomasetti, structural and resiliency engineer; Langan, geotechnical engineer; Kimley-Horn and Associates, civil and traffic engineer; Cosentini Associates, MEP systems; and Field Operations, landscape architecture.

Purchased by Griffin for more then $360 million in 2022, the site has been the focus of numerous redevelopment proposals by multiple owners since its last major structures—a hotel and apartment complex—were razed in the early 1970s.
